Privately sold in The Point

The majority of home sales take place through the traditional channels of using an agent. Periodically we'll find the details on homes that are sold by owner and it's interesting to compare how they did. A waterfront home in The Point sold earlier this month for $1,050,000. according to excise tax records. The home was originally purchased in 2003 for just over $1,200,000. It was put on the market for $1,775,000 in 2008 by a popular agent with alot of listings.This home was overpriced at $1,775,000, it was as obvious then as it is now, however and I'm just guessing here but this agent gets alot of listings that are overpriced and has alot of homes that don't sell and has alot of significant price reductions.....homeowners out there...listen up.... the agents that overprice your homes are doing a disservice to you, use your common sense and the more information you have about all the details of your competition will help you, that's what this website is all about.....buyers and sellers having more information than your typical agent even knows. So how did this sale stack up based on the square footage in tax records.... it sold for $179 per square foot........Since 2002, 162 waterfront homes have sold in The Point. How many of those do you think went for less than $179 per sq foot?  Email me if you want the answer. By listing this home originally by $275k more than what it should have been at that time, cost the seller a bundle....no wonder he didn't get an agent involved again!!
