Deal Houses!!

Too bad....my favorite deal house was recently taken off the market and come to find out is was because the owner got a loan modification. Makes complete sense since the owner would want to keep it and not short sale it at the listed price because it was CHEAP for GREAT water. I almost had a deal on it but my buyer couldn't pull the trigger fast enough and now the deal is gone forever............for those wanting the deals sometimes you need to think and act fast or you lose and you may have to give something up if you have a house to sell.

How do you find the best town to live?

The best and easiest way plain and simple........SAT Scores.........these numbers are available for every high school in the country so you can compare and contrast. For 2009 the mean score for the U.S. was 1016 and for North Carolina it was 1006. Mooresville City was 1010, Lake Norman High School was 1070 and the highest in the county. In Mecklenburg County Providence High takes first place with 1151. For all of NC if you are raising a future PhD, you may want to move to Durham and get them into NC School of Science and Math with an off the charts mean score of 1360. By the way the low 25th percentile SAT for Harvard students is a whopping 1400!!

This is a fun interactive map from Forbes Magazine using data collected from the IRS which allows one to see migration patterns around the country for 2008. 10 million Americans moved that year and 43 of those moved from Nevada to Iredell County..........how useful ;)

Washington Post article........

There's a great article in the Washington Post (click here) about Lenders now pursuing borrowers that foreclosed or perhaps more appalling strategically defaulted on their loans. It's those strategic defaults that have hurt our real estate markets around the country and it's a ripple effect everywhere. For those who just walk away from the obligations that were once committed to hurts your neighbors values and in recourse states banks are now going after the deficiencies. This may help those who are thinking of strategic defaults think twice. It's sad for those that truly have life altering issues and lose their homes but it's the ones whose investments didn't go their way so they walk away have contributed immensely to why our home values have dropped. Is this added proof of the "New Era of Frugality"?

Movie attendance over Memorial Day weekend was the lowest since 1993. Box office receipts for the following weekend dropped 24 percent compared with the same weekend a year earlier. Do you think this is the result of no blockbuster movies or the consumer retrenching?

"Bring Food, Get Food" Friday June 18 from 11am - 7pm Panda Express

The Panda Express in Mooresville will partner with The Salvation Army for the "Bring Food, Get Food" event. Guests will receive a free two-entrée meal and 22-ounce drink when they donate cans or boxes of non-perishable food to the Salvation Army of Iredell County. Bookmark and Share

Morrison Madness Street Fair this Saturday June 19 2-7pm

Bring the family to this fair on Joe Knox Blvd. and near Ahlara Spa, in the Morrison Plantation area. Morrison Madness will include food vendors in the Ahlara parking lot, Davaste Vineyards, Carolina Beer and Beverage, hot air balloon rides (weather permitting), face painting, live music and more. This is the 2nd year for the fair and any money raised (admission is free) is donated to two local charities; Barium Springs Home for Children and the Iredell Humane Society, so come on out and show your support for our local businesses. Active Adult community Mooresville

For those 55 and older and looking for and active adult community the "Villages at Oak Tree" is where to look. Homes range in the $180-220k range and are under 2000 square feet. This is a community to the many parents who's sons or daughters relocated to mooresville and they followed. It's a neat community that we looked at for my 80 year old mother-in-law 6 years ago before we decided to build an in-law addition to our house. Still wondering if we made the right choice ; ) Anyway, the latest sale price was $185,000 for a 1304 sq foot home. This home also has a heated sunroom. Monthly HOA fees are $159

482 Agnew The Farms Mooresville SOLD

This home built in 2007 consists of 3468 square feet and sitting on 1.247 acres sold on June 1. Located in the very nice community of The Farms, the sales price was $505,000 down from a last listed price of $515,000. The price sold per sq ft is $146 and consistent with other sales in The Farms. Tax value is $624,100. This home was new and also a foreclosure and sold "as-is" . This homebuilder totally missed the turn in the real estate market a few years ago and had several properties foreclosed as he just sat with overpriced homes and didn't adjust to the market.

How's this for a great waterfront location in The Point. This home originally listed in January 2007 at $4,500,000 finally sold on June 4 for $2,825,000. The land was originally purchased for $1,350,000 in 2004 up from an earlier sale of $1,200,000 in 2002 and the owner hired Simonini to custom build his dream home of 7298 square feet, a sales price of $387 per sq feet. The owner moved back to florida in 2007 and had been trying to sell it since. Congrats to the buyer, it's one of the best lots in The Point without question. This waterfront home located in The Point on Brawley Harbor past the 6th hole sold for $3,250,000 down from a listing price of $3,699,000. The land was originally purchased in 2005 for $655,000. The home is 9600 square feet putting it at $338 per sq. My Keller Williams Lake Norman office brought the buyer.

171 Washam Road Mooresville SOLD

This home built in 2009 is located just after The Point Lake and Golf Club on Washam Road, a nice older road of around 20 or so homes. The sales price on this "estate" home was $3,400,000 and which was down from it's listed price of $4,299,999. The sale closed June 1.The home is 8,230 square feet and totally "state of the art." The home sits on a very nice waterfront lot with terrific views and the lot was purchased back in 2005 for $525,000 by the seller, who is a custom home builder and the home was essentially a spec home.

We to see alot of activity in the very high end of Lake Norman real estate such as this one. This home was listed by my Keller Williams Lake Norman office as we continue being the most active buyer's or seller's agents for high end homes, especially in The Point.

Sold today! Lake Norman Homes by Annie brought the Buyer!!

This is a great house located in the village on Vineyard at the Point Lake and Golf Club that I brought the buyer to and closed at $673,000 to a great family with 7 kids relocating here from Illinois. This sale puts the house with 5271 square feet at a price of $128 per square foot putting this amongst the lowest price per square sold in the Point going back to at least 2002. This was not a foreclosure or short sale! The price included a $22,500 boat slip and a $27,500 sports membership at the point. Excluding the slip and membership it's $118 per sq and clearly the best deal a buyer has ever seen at the Point. Congratulations to my buyers, they are going to love it here.

If you are looking at The Point please consider using me as your agent as I will work extremely hard to find and get you a deal. If you are looking to sell your house in The Point, the last listing I had and closed in the Point was amongst the highest price paid this year per sq foot for an interior lot.
