This home in The Point in Chatham Village also closed yesterday at $555,900. It was a bank owned foreclosure and it's latest list price was $600,000. The home was built in 2006 and has literally been on the market for 4 years mostly at $775,000. The sale price puts this at $127 per sq foot which is a great deal for the buyers and a little cheaper than some of the other foreclosure homes sold. This did not include a boat slip and will be difficult if not impossible to get one in Pier Z. Keller Williams represented the buyer on this home. Congratulations to the buyer on a great deal, welcome to the neighborhood.

104 Masthead The Point Sold

This lovely home sold yesterday for $822,000 after being on the market for only 32 days and listed at $859,900. This sale puts this interior lot home at $198 per sq foot and above recent sales of interior's. I would guess this didn't appraise at the sale price but sometimes buyers don't care, this will help a lot as a comp. Probably sold due to circumstance right buyer, right house, right time. Kudos to Keller Williams as listing agent for getting a deal for the sellers, sometimes you just get lucky.

This home just came back on market yesterday, priced at $950,000. It's a corporate owned relocation that sits on a great location on the par 3 13th hole of The Point Lake and Golf Club. This home built in 2002 by Kingswood and Assoc. was first sold in 2002 for $899,000. This home has a beautiful waterview and really feels like a waterfront home when your'e in it as the only thing separating you from Lake Norman is a narrow patch of a par 3. The views are much better than alot of waterfront homes. If you are a golfer it's in a really good location, which I'll tell you why if you are interested. You will also love the sunsets from this location and the views of Little Mountain. Lake Norman Food and Wine Festival

Next Saturday or Sunday June 5-6 at Kenton Place in Cornelius, the Lake Norman Food & Wine Festival is the place to be. In addition to wine tastings from 12 North Carolina wineries, the Lake Norman Wine and Food Festival will feature area restaurants and vendors, including Dressler's, The Creole House, Sangam Indian and more. The event will include a number of distinct areas including: the Main Tent, wine lectures and cooking demonstrations; the Wine Reservoir, the Restaurant Galley, small dishes from local restaurants; as well as a Merchants area, regional vendors and boutique offerings.

The Lake Norman Wine and Food Festival was founded to benefit local charities in need and has filed for its 501(c)(3) nonprofit status. The festival will be donating proceeds to Angels and Sparrows, Hope House and the Mooresville Soup Kitchen.

Luxury Home Sales Bounce Back

This article in today's Wall Street Journal corroborates with what we are seeing in The Point and around Lake Norman as we currently have 6 homes priced over $2,500,000 under contract either pending or contingent/conditional with 5 of these in The Point and another just outside of it. The highest priced at $4,299,999. We have not seen such activity in the high end for a at least a couple years.

Week in Review May 18- May 24 2010

The Point saw 3 homes come on the market for the week, including 2 new spec homes. Northshore subdivision has one new listing, which is a great Crescent built neighborhood and does not have alot of turnover, this is the only home for sale in that neighborhood. It's a good neighborhood to become familiar with when you're looking to move here to either use as comparisons or to move to.

One home sold in The Harbour at the Pointe, another great place to live. The range of prices of homes that sold this week was between $390k - 618.5k. The home at 618k is located in Donaldson Landing near the end of Canvasback and included a boat slip. It's another very nicely maintained smaller subdivision. The 3640 square foot home sold at $169 per sq foot.

The Point saw 4 price reductions on the week. The Harbour At The Pointe had two.

One home across the water from Vinnies that includes a basement is on the water and ranges between 5400-6500 square feet went conditional this week at a 725k list price. This home went on the market last year originally at $ 1149000, it is a short sale. Something to keep an eye on if the deal can't get worked out, let me know.

A sign of a market turnaround? Maybe? Hopefully?

Interesting to see two new spec homes coming on the market by Simonini Builders in The Point. We haven't seen any spec building for quite some time and Simonini Builders were one of the first to peel back and pull out of Sconset a couple years ago, so they must be seeing some good things now.

Both homes, listed through the Crescent Communities Realty sales office, are on the smaller side for The Point. The lower priced home is listed at $554,900 ranges between 2300-2800 square feet so it's priced somewhere between $198-$241 per sq foot. A boat slip is available for $22,500 MLS#: 940855. The second home is priced at $758,900 with a range of 3400-4100 sq feet, put it at between $185-$223 per sq foot, including a boat slip, MLS#: 940881. Call me if you want to see either properties. The Point Golf Course homes sold

This 4585 square foot Kingswood built home on a waterfront cove lot in The Point with a shared dock sold on May 13 for $1,100,000. List price was $1,150,000. There was a similar uncleared lot that sold fairly recently for just over 400k, so figuring the land value at roughly the same value puts this home at $152 per square foot without the land. Total price paid per sq foot with land is $240. The home was first purchased in 2006 for $1,418,000 and put back on the market at $1,590,000
