This  6,459 square foot waterfront home built in 2001 and located in The Harbour at The Point closed in Mid-January for $910,000 or $141 per square foot. Originally listed in 2007 at the top of the market for $1,475,000. $141 per square foot for decent waterfront is an amazing price and this type of price will look really inexpensive years down the road. Current tax value is $1,167,930

190 Cape Cod Way The Point Mooresville

This 6387 square foot waterfront home listed at $1,599,000 closed for $1,400,000. Built in 2003 by builder Doc Dibble, the home with great curb appeal sits close to the 14th hole and in one the bigger coves if you live in The Point. One caveat with this waterfront home and maybe why it only sold at $219 per square foot is it doesn't have it's own boat slip, although only a short walk on a backyard boardwalk to it's deeded boat slip. This home last sold in February 2007 near the top in real estate prices for $1,700,000. The change in price of -18% is a bit more that the -12.1% decline in the Case-Schiller Charlotte area home sales price data over the same time frame.
