Cash Buyers at The Point

A quick note as I'm doing some research for a buyer who's about to make an offer. Of the 12 homes that have sold at The Point in 2011, 4 have been cash sales or 1/3 of sales. Pretty reflective percentage of the market at-large. Rates are at all time lows and more people than ever are paying cash for house, opting for no mortgage. I think that reflects a psyche change in America and is part of big trend to return to normalcy vs the cash out refinance and using home equity lines of credit to fund lifestyles. I talk to alot of cash buyers as well as alot of rightsizers, not upsizers.
