The lower chart breaks down prices per square foot at different price points. One note concerning this chart at the high end is more sales at over 2.5 million have taken place in the last couple years than in prior years and with the small number of comparisons it's easy for this number to skew and distort real price trends. At the lower end a high number of distressed property sales skewed this number to the downside.
